A short-term rental turnover has one deadline: the property must be ready for the next arrival. In North Texas, the exact routine will differ between an apartment, suburban home, lake property, and larger vacation rental, but the sequence below gives hosts a dependable starting framework.

Before the Cleaner Arrives

Keep an inventory of linens, towels, toiletries, paper goods, kitchen supplies, replacement bulbs, batteries, and cleaning products. Tell the cleaner where everything is stored and who approves purchases or maintenance.

Share checkout, arrival, parking, access, trash, laundry, and pet information in one written brief. A cleaner should not have to search for critical instructions during a tight window.

Phase One: Strip and Inspect

  • Remove used linens and towels.
  • Collect trash and recycling.
  • Check drawers, closets, under beds, behind furniture, and refrigerators for guest items.
  • Photograph stains, breakage, missing inventory, or unusual conditions.
  • Start laundry according to the host's system.

Separate cleaning observations from maintenance or guest-damage decisions. A cleaner can report what is visible; the host or property manager decides how to handle it.

Phase Two: Bathrooms

Bathrooms are high-attention areas. Clean the toilet, shower, tub, glass, sink, vanity, mirrors, fixtures, floors, baseboards, and visible drains. Replace towels according to the staging standard. Restock only the items included in the host's inventory.

Check for hair, water spots, residue, empty containers, and odors. Use products appropriate for the surface and ventilate when possible.

Phase Three: Kitchen

Reset the kitchen in a consistent order:

  1. Empty or load the dishwasher.
  2. Clean counters, backsplash, sink, faucet, and stovetop.
  3. Wipe appliance fronts and microwave interior.
  4. Check refrigerator shelves for guest food.
  5. Replace or reset host supplies.
  6. Sweep and mop floors.

If oven or refrigerator interior cleaning is not part of each turnover, schedule it as a separate periodic task.

Phase Four: Bedrooms and Living Areas

Make beds, dust reachable surfaces, vacuum floors and rugs, clean mirrors, reset furniture, check remotes, and look under seating. Guests notice hair, crumbs, fingerprints, streaks, and leftover personal items quickly.

Phase Five: Release Check

Before the next arrival, confirm lights, thermostat, doors, windows, supplies, trash, linens, bathrooms, kitchen, and the host's staging details. Keep a private photo record if that is part of the operating process.
